Kelly Branch Phase One is strategically located in Summerville, S.C. on Jedburg Road near the I-26 interchange. In collaboration with Frampton Strategy Group (FSG), we successfully navigated the rezoning process with Berkeley County, securing a Planned Development OP/IP designation to optimize the site’s potential.

We sold this site into a joint venture with Equity Industrial Partners for a build-to-suit development featuring a single 384,800 square foot industrial facility tailored for tenant RoadOne, an intermodal logistics company. Designed as a cross-dock building, this project includes 100 dock doors, 1 drive-in ramp, 5,600 square feet of office space, and 500 trailer parking spaces. The project’s substantial completion date will be early January 2025. Phase 2 of the development will include a 280,000 square foot cross dock facility as well as commercial development along Jedburg Road.
